Lead Home Inspection

    Its all about the bidness. Don't get me wrong, I like real estate. If I had the dough, I would buy land and create a business on the property.

    Don't sweat it, you will find the right place. You are going about it wisely. The last thing you want to do is get stuck in a money pit. Also, it is a good time for first time buyers.

    You made an excellent choice. NEVER use a home inspector recommended by the agent, particularly the seller's agent. Many of these inspectors blatantly advertise to agents saying things like "I know you want an inspector who will make deals happen, not kill them." And honestly, I prefer *not* having the real estate agent present for the inspection, if possible.

    Likewise, never use a mortgage broker recommended by your agent; there are almost always fees, kickbacks, and quid-pro-quo deals that are happening there, and unless you know exactly what you're looking for, there are almost always a bunch of bullshit fees tacked onto your loan that can raise the cost by as much as 5 or 10% of the total loan value.

    Not to rip on all real estate agents, but my experience is that, except for a very precious few, they are among the most incompetent, shady people out there... roughly in accord with used car salesmen. Some day I'm going to write a book about my experiences with shady real estate people and practices :)

    Our agent recommended a mortgage broker, but we did some shopping and got a heck of a deal.

    Its good to have an attorney review the final purchasing and sales
    agreement and represent the buyer on closing.
